How does a Life Plan Community work?

New Independent Living residents pay a one-time entrance fee determined by the size of their chosen residence and whether they select the 90% Refundable Plan or the Traditional Plan. This financial arrangement keeps monthly fees lower. Most residents are able to use the equity gained from the sale of their home to cover most or all of their entry fee without using any of their other savings and investments.

What does the entrance fee include?

  • Access to The Courtyards Assisted Living and Memory Support and the Health & Rehabilitation Center Long-Term Care areas
  • Receive a 20% health care discount for life in Assisted Living, Memory Support and Long-term Skilled Nursing Care areas, after one year of residency

How does a Life Plan Community work?

New Independent Living residents pay a one-time entrance fee determined by the size of their chosen residence and entrance fee plan. Entrance fee plans include the 50% Refundable Plan, the 90% Refundable Plan, or the Traditional Plan. Regardless of the entrance fee plan chosen, most residents are able to use the equity gained from the sale of their home to cover most or all of their entrance fee without using any of their other savings and investments.

What’s the difference between entrance fee plans?

50% Refundable Plan

With this plan, 50% of the entrance fee is always refundable, regardless of how long the resident lives at Kingswood. The entrance fee for the 50% Refundable Plan is higher than the Traditional Plan for the same residence or floor plan, but the same as the 90% Refundable Plan. Residents who select the 50% Refundable Plan will have a lower monthly payment than the 90% Refundable Plan or the Traditional Plan.

90% Refundable Plan

With this plan, 90% of the entrance fee is always refundable, regardless of how long the resident lives at Kingswood. The entrance fee for the 90% Refundable Plan will be higher than the Traditional Plan for the same residence or floor plan, but the same as the 50% Refundable Plan.

Traditional Plan

With this plan, the entrance fee is refundable on a declining scale over the first several years of residency. After that time, there is no remaining entrance fee refund. The entrance fee for the Traditional Plan will be less than the 50% Refundable Plan and the 90% Refundable Plan for the same residence or floor plan.
